Transformation

I suck at blogging.  Whatever, we'll deal.  Not done yet, but we're maybe 92% there.  Here are some before and after pics as a teaser to the final product



The kitchen was widened by about 4 ft.  We're still missing a vent hood (against the far wall) and the backsplash (marble subway).  The floors are all wood under that paper...



Master bedroom.  It's hard to take a picture of.  It was disgusting before. Small, with a tiny bathroom that was straight out of 1952 (with carpeted floors - ewww).  We vaulted the ceiling and cannibalized another bedroom to make a huge master bath and closet (pics of that to come...)



Hall bathroom.  It was awesome before....not.




This is the upstairs.  It was an unfinished attic space before which we've turned into two bedrooms, a bathroom and a loft space

Baby Steps

A little more progress below.


New living room shot.  Gross carpet removed.  Ugly built-ins removed.  Still work to be done!



Walking through the living room up to the dining room.  Kitchen to the right.  That wall is being removed to open it up even more



Ok, other side of the house now.  NEW and IMPROVED master bedroom.  It's hard to take a picture of, but the space you are looking at here is where the old grody master bath used to be.  We also vaulted the ceilings.  oohhh ahhhh



Ok, so since that master bath (and closet) are removed, those spaces have been recreated by cannibalizing one of the downstairs bedrooms right next door.  So this space below will be the new master bath and closet and through that, the hall bath (which will obviously be walled off, but there is no wall right now.



And this is now the only other, second, bedroom on the bottom floor.  With a cute kid in it.



Waiting on an engineer review now before we can continue....

We've started....FINALLY

So I feel like I'm part of a cover up or something since I deleted the last post.  It wasn't really relevant anymore since the plans had changed so much.  I swear it's nothing sketchier than that.  What are you, the NSA? :)

Here are the new plans for the bottom floor of the house.  Basically we are gutting the kitchen (right side of plans below) and expanding it a bit, and also opening it up to the living/dining room as much as possible.  Also, we're taking out the master bath and closet (top right corner of the plans below) and making that whole space the new master bedroom - with awesome vaulted ceilings - and then we're using the downstairs bedroom next to that to become the new master bath & closet. So at the end of the day there will b two bedrooms downstairs and two in the new upstairs.




The demo started a few weeks ago when the Double-D's showed up  - it was like a flashback to our last project


The demolished entry way when you walk in the front door.  We took out the coat closet that was here and opened it up to the stairs.  It'll feel so much more open when you walk in now - compare it to the picture in the last post below.

Kitchen - gutted - but not yet expanded.  The wall you see on the right will be pushed back several feet.


Master bedroom.  Hard to take a picture of it, but you can see where the old bath and closet were. The framing you see (the post in the middle) will all come down so that it's one space.  Previously you couldn't fit a king bed in here and now it's going to be a very generously sized room.  I'll have to try to get another picture which shows it better once it's cleaned up



And even the pool is looking better.  It looks a bit radioactive now, but the chemicals are definitely doing their job cleaning out all the gunk that grew over the past year.  I'm hoping we can swim soon!

And it begins

Another house project - Whaaaat?  We saw the house and felt there was potential, so here we go again.  Hopefully it'll turn out as well as we hope. But, here is what we're working with for now (prepare yourself - it's not so pretty).

House from the outside, actually not so bad..


Walking in the front door.  Right now you walk into a stone entry, which has a coat closet right in front of it.  We are going to open up this space quite a bit in our new design because it feels very partitioned and closed-off right now.
To the right of this entry is the main living room area, and to the left is a hallway down the entire left side of the house to all the current (3) bedrooms


The living room to the right - there is currently a retro wooden divider, not sure what exactly we'll do here yet.  Oh, and you'll start to notice the house is still full of crap, which in addition to all the gross carpets, will all need to be removed


You can see in the above picture on the left there is a fireplace.  Here is a better view of it.  The built in shelves will be torn out and likely replaced with new ones


On the right hand side of that above picture you see the steps, which currently lead up to the formal dining space.


To the right of the dining space is the kitchen.  It's a nice big space but needs a LOT of updating.  Also, there is the possibility of moving the right wall out about 5 feet, which we are planning to do so that it's large enough for a nice island in the middle. I think this is really going to be a beautiful kitchen when it's done


There is also a really nice eat-in kitchen area (to the left of where I'm standing in the above picture) where I think we'll do a built in bench and table.  Anyone need an xmas tree?



Ok, so in order to understand what rooms are all along the back of the house, this picture below might help.  There is sorta a random room, which I'm standing in in this picture, which connects through to the formal dining room, and in the far end of this picture, you can see into the kitchen.  We think we'll stage the "random room" as an informal office space or play space (for families with young children)



Behind me in the above picture is the hallway which has all the downstairs bedrooms off of it.  This room below is on the back of the house and was formerly the master - it has a walk-in closet and attached bathroom.  It's hard to get a good picture of the room - it's a nice sized room with a TON of windows - this bench window you can see in the picture, and then a whole wall of windows to the right.

Off the same hallway all along the left side of the house are two other nice sized bedrooms and a nice sized (but very dated) hallway bathroom





Ok, so that's the whole downstairs - but the real possibilities (we think) are upstairs.  There is currently a space upstairs which is the size of the entire downstairs but completely unfinished.  Our plan is to put a really wonderful master bedroom/bathroom up here, as well as another kids/guest bedroom and a hall bath.

You can see the stairs on the right in this picture, and the space beyond that is where the guest bedroom will go



And on this side is where the master bed/bath will go.  We are going to put a gable on the front of the house (looks like a triangle shaped peak from the outside), which will open up this space a lot and bring in a lot of light.  This will allow us to put a really nice sized master bed/bath and closets up here




I think that's it for now.  We should hear from the builder in a week or two and negotiate pricing and then get started.  Away we go!
